Quiet Hours

Quiet hours are observed daily from 10:00 PM to 8:00 AM.
Please be mindful of noise levels in common areas at all times, including music, television, and conversations.
Guest Policy

Overnight guests are not permitted.
Common Area Cleanliness

Residents are responsible for cleaning up after themselves in the kitchen, bathrooms, and living areas immediately after use. Dishes, cookware, and food must be stored or cleaned promptly.
No Smoking

The entire property is strictly non-smoking.
This includes cigarettes, cigars, e-cigarettes and vaping devices, including the outdoor deck and all exterior areas.
No Illegal Activity

Any illegal activity on or near the premises is grounds for immediate lease termination without refund and may be reported to appropriate authorities.
Pet Policy

Pets are not permitted without prior written approval from management. Approved pets require a refundable pet deposit and must comply with applicable community rules regarding noise and common areas.
Parking

Residents are permitted one vehicle per room.
Use designated off-street parking areas only.
Unauthorized vehicles may be towed at the owner's expense.
Trash & Recycling

Residents are responsible for placing household trash in designated bins on scheduled collection days.
Do not leave trash in common areas, hallways or the outdoor deck.
Noise & Respect

Treat all housemates, their guests and their personal belongings with respect at all times.
Harassment, intimidation or threatening behavior will not be tolerated and will result in immediate lease termination.
Maintenance Reporting

Report maintenance issues promptly, including plumbing, electrical, appliances and structural issues.
Do not attempt unauthorized repairs or modifications to the property.
Entry & Lock-Up

Always secure the property when leaving. All exterior doors must be locked.
Lost or unreturned keys must be reported immediately and may incur a replacement fee.
